The goal of this report is to showcase Kamloops and demonstrate the limitless possibilities to potential developers, businesses, and residents.
The report highlights the economic state of downtown, the business environment, and the many amenities that are available to residents of our City Centre. It reports on many different aspects of our downtown and provides figures and statistics on our demographics, office and retail space, business mix, transportation and more. It lays bare the inner workings of downtown Kamloops and makes the information easily available for all.
This report supports that Downtown Kamloops is the place to be and do business in Kamloops. As elaborated to later in the report. The majority of office space is downtown and the vacancy rate has been stable relative to the City-wide rate. Approximately 10,000 people work downtown and they make up almost 42% of downtown customers. In a three-year average 24% of customers resided downtown. The ambiance and sense of community experienced downtown is like no other. It is host to many of the social events throughout the year from Canada Day Celebrations to conferences and concerts.

Hourly traffic counts were taken by the City at the above intersections and times. These numbers were averaged to approximate an hourly traffic count for downtown as a whole. Traffic counts over a 24 hour period were provided by the City of Kamloops. These counts were taken at on a number of blocks including: Lansdowne between 2nd Ave and 3rd Ave, as well as 5th Ave and 6th Ave; Lorne St between 3rd Ave and the red Bridge, as well as the Red Bridge and 7th Ave; Seymour St between 2nd Ave and 3rd Ave, as well as 6th Ave and 7th Ave; and Third Ave between Columbia St and Nicola St. Counts were taken at different times between 1996 and 2012. These counts were used to give an average traffic count for vehicles downtown over 24 hrs.

Pedestrian counts were estimated by counting the number of individuals that pass by an intersection during a 15 minute period and multiplying this number by 4. Counts took place between noon and 4:30 PM, Monday to Friday. All of the counts occurred between 2nd Ave and 6th Ave on each street. Counts for each street were averaged and reported above. In the state of downtown the average of all the counts was given (259 pedestrians per hour).
